I am a new investor in the Los Angeles area and was wondering if anyone has knowledge or has used the following with good results:
1.) A Tranactional Funder;
2.) A Hard Money or Private Lender;
3.) Any Community Banks is So, California.

I am in Los Angeles as well. What type of transaction are you looking to do? Are you looking to do a buy fix and sell? Or are you looking to do a buy and hold? That will help steer you in the direction you want to look in. There is a thread on the site that gives us a list of hard money lenders. I have used that list, also in the way of private money, I have worked with friends and colleagues. But depending on your focus will give you a good idea of where to find the money. Hopes that help, feel free to PM as well.

Thanks so much for your quick response. We are wanting to do wholesaling so that is why hard money or tranactional funding depending on what the circumstances are. So the goal is to buy and sell as quickly as possible and possibly do a double escrow which I know is hard to do, but we are looking for community banks without seasoning requirements.
At this stage not interested in fixers, but will after we get some cash in hand. I will look at the thread you mention and hopefully find a good source there.
