I have been receiving alot of PM's from those who are either in California, whether it be Northern or Southern and places in between, asking me about my being able to get them funds for their deals. Some of them live outside California and want to buy in the State.
I always ask them, how come you cannot obtain funds for the deals in California and they try to tell me that it is non-existent.
I will tell you that it is available, you just need to look. As a hard money broker, I can tell you that right now, I have three funders who will fund just about anything in California. I don't ask them why, I don't ask them if they realize that house prices are from what I hear, higher than many other states, I just go about finding them places to put their money.
Can someone who is active in California, shed some light on why investors who buy in California, say there is no funds available.
I know what my funders are doing, I see the deals they fund. I am not ashamed to say I am confused.
I live in Los Angeles, one of the highest real estate markets in the nation. I have not done my first deal yet due to lack of buyers and none of my offers have been accepted(please help me somebody)!
However, let me tell you this, driving the neighborhoods, internet, newspapers, and word-of-mouth there are more REO's, short sales, vacants, junkers, and motivated sellers than I can stand!
I have contacted hard money lenders just for information that a few people have recommended just to see what they were talking about and they are ready, willing, and able to fund deals that are of course from A to B to C!
So please, whoever said ain't no money in Cali, ain't working like they should. I'm networking my ass off, and believe me when I get that first deal, it is going to be off the chain!

Okay, let me just chill out a minute here, got my blood pressure in a tizzy!
Just "google" hard money lenders and the list is staggering. One site that I like is www.moolahlist.com. You can buy a list of 300 lenders for $100.00 if you want to or for free like I said just "google" and sites pop-up abundantly. Of course, you have to do your "due diligence" and interview them to find out what there area of lending features are.
Okay, my pressure is back to normal "low"!
