Some credit unions and banks may not report some items you have taken out a loan for, like cars or personal loans, unless you request it.
However, I have never heard of a lender not reporting a mortgage. And I've been in real estate for a long time. I'm not saying it doesn't happen, I just have never heard of it.
I've seen it not be reported with commercial loans, but not a personal residence through a standard lender. If it's an owner finance deal, that generally won't be reported either.
Credit wise applying for a loan, it still doesn't matter. It will show up on your bank statements as you're paying the loan each month, or your tax return because the mortgage interest is deductible. Any lender is still going to request those.
