I need some encouragement or help!

I've known about real estate investing since March of 2009 from attending a Rich Dad Seminar.

After some attempts and being involved with network marketing for a year, this whole year was dedicated to real estate investing only. For it's my final decision to true freedom.

Sadly, I didn't get one deal, even after signing up with Dean's Success Academy I still feel overwhelmed by the failures and lack of no deals.

But all that shall change, for I know I didn't give it the best I got. But I'll be honest with you this is a snap shot of what I've done in 2011 so far.

1,000+ Bandit Signs (for motivated sellers)

30+ craigslist ads (for buyers)

100+ letters for buyers on reverse address look ups

Failed attempts with 7 different Real Estate Agents after they found out I wasn't a serious buyer.

I did find buyers and get leads but
the truth is hard knowing I could've done better than my failed attempts. But this is nothing compared to if I had quit, even though IVE REALLY FELT LIKE IT. But I never will, Endurance is everything.

Also a few things to work on based on what you wrote;

Work smart and have a plan instead of throwing things at the wall to see what sticks and you won't have to worry about being overwhelmed.

Real Estate is a marathon, not a sprint. Take your time, pace yourself and don't expect miracles right away

When you don't give your best, don't expect the best. Next time give it your best.

If you even admit you're not a serious buyer, how do you expect others to see you as serious???

I agree with everything you said, the game plan has been set up the way we figure a mathematical equation and I feel 10x better.

Well it's not that I told them I wasn't a serious buyer, it's just what they always figured given that everytime an offer was accepted my earnest money couldn't even be given because I didn't have 1,000.00 to give! I basically hoped a buyer can front the money just to get the deal done.

Sounds silly but hey you live and learn that's for certain.

The path has been laid ouyt allready

Adam,

Sorry I just found your post. To help you I can suggest the approach I took. I followed Dea's book BARM and the Dean's List. This gave me a plan of attack if you will. It turns out to be so simple. I'm starting by "bird-dogging" then wholesaling. Lock up found proiperty (put under contract), pass onto your buyers, receive a check. The only difference is your level of involvement. Its all a matter of time. I shutter to think what I can accomplish if I did this full-time like a regular job.

Adam,

If I may suggest, go to a Real Estate Investment Club meeting and see if you can meet a realtor there. You do need a good one on your Power Team in order to help you succeed. What you have to remember is if you succeed, they will make money and succeed too.

If you have investors, you will be able to find a good realtor. When you inquire, ask the realtor if they are willing to work with an investor. Let them know of your goals, such as closing a deal a month. Then let them know that you have investors backing you who can make this happen. Remind them that if they work with one retail buyer, they will probably only get one sale. But if they are willing to work with you and your investors, they have a potential of dealing with a huge number of properties.

A good investor real estate agent will allow you to submit an offer with instruction that your Earnest Money Deposit won't be deposited until all contingencies are eliminated. By time you eliminate all contingencies you will have either assigned your contract or terminated the deal.

staying encouraged

Adam ~ I have to suggest going back and watching deans video blog from # 1 to present. He has the encouragement that we all need to hear from time to time. I know because I need to hear it and it helps! I am starting again after not getting the results I needed, and I have to say it is my own fault. Sometimes you have to roll with the punches and also get out of your own way...lol

Well on an encouraging note, read and stay active! Just do at least one thing per day to get you closer to your goals~

Encouragement

As a real estate coach, I speak with people all over the country who are participating in Dean's programs. Everyone has their owen story and experience.

Some are down and ready to give up. They've studied and have applied what they have learned, but they haven't seen results yet. We chat about what they have done and what they are doing so that I can try and help them continue and be successful. Usually there is one part of the formula that they didn't apply that was causing them to not hit their goals.

For example, I had one young man call in who had been studying the program and working it hard for a year, at least that is what he told me. After a 10 minute question/answer session, which sounded like he was doing everything right, I asked him how many offers he had made in that year. You're not going to believe it - only two. I asked him how he thought he could succeed with only two offers. He said that those were the only two houses where the asking price was lower than the ARV in his area, so those are the only ones he offered on. I helped him understand that he needs to make multiple offers each week even on houses that are at market value in order to try and find the one that will accept.

So, if you aren't having success yet, review the steps you are asked to do and see what you are missing.

I also have many people call in each week who have studied and applied what they have learned and are making money. The program does work. Don't give up. Redouble your efforts and start making offers. Make sure you know what your buyers want, and use your agent to find those properties and make it happen.

Feeling a bit down

I have been following Dean for 2 yrs plus and have not land one deal. I would love to have a coach but no money. placed ghost ads, called and spoke with agents, viewed properties and still nothing. Tomorrow I have a viewing to see a property FSBO asking 185 but totalview R.E says $150. my plan is to leave a contact in their hand with an offer and assign the deal. my buyers list is prepared. Pre Qual my buyers again since its been over a year of contacting them.

So, I say all of this to encourage those who can't see a light at the end of the tunnel - Keep the faith, believe and you shall receive - keep working as though your life depends on it.
