OfflineMy father was in the army and we were stationed overseas in Germany. I grew up over there going through the German school system and always wanting to be a pilot. When my father retired from the army we moved back to where my father had grown up in Lancaster, CA. Although I found it hard to leave my friends I moved with my family back here because I thought it would be easier to become a pilot over here.
Since moving here and talking to several pilots I have come to realize that a career as a pilot is a lot different than I had expected. So my goal changed from wanting to be a pilot for a major commercial airline to just wanting to get my private pilots license and just fly for fun.
My father always insisted that I had to get a Bachelors degree at the very minimum and that he would continue supporting me financially until I got that degree. So I started college.
2 and a half years later I still have problems making friends but school is going good and I figured I would just move back to Germany after I finish. I have 2 more semesters to go and now my father just told me he wants me and my sister to move out at the end of the year and he wasn’t going to help us anymore.
I have never really been to happy here so my plan is to either move back to Germany or to some family in Minnesota. But both options cost money that I don’t have. With local unemployment (officially) at 17% my only option seems to be real estate Investing.
I have been buying books about real estate investing for the past 2 years but never took action because everyone kept saying negative things about it. I have read over 30 books on the subject and every book says essentially the same thing with minor differences.
I do feel confident that I could make Real Estate work. I find my best option right now would be to start with bird dogging. But I don’t know about any Investors I could do this for in Lancaster, CA. Are any of you interested in having me find motivated sellers for you for a finders fee? Do you have any suggestions on how I could find other investors in my area?

Hi! Yes, Bird dogging or Assigning properties you've locked up (FSBO's)---No Money Down...you can set your assignment fee (or some call it a "non-refundable deposit" $2,000-$5,000) average falls typically somewhere in the middle. Set a goal to do at least one per month that should cover monthly living expenses about $2,500/month. Maybe stay with family in MInnesota...who knows probably part of the journey? Maybe there are HOT deals waiting for your there!...Otherwise, comb the web for REI's looking for bird dogs, house detectives, door knockers, house scouts, etc. Typically, only pays $100-$500 for each submission, some a percentage(%), but there's a wait on the return IF they close. If you decide to choose the assignments route, you will need Buyers! So work on your list of buyers....Bandit signs, biz cards, word-of-mouth. Do a search for REI Clubs in your area, attend a few meetings, check it out! Get with like-minded people.
Look for Open Houses, do a couple a walk-throughs...see what sellers are selling...get your feet wet!
Maybe post ads on college bulletin boards...perhaps some grads looking to buy a house?
(PS. I had to re-read Dean's books to get the WHOLE picture, before it sunk in for me).
