I am looking for properties to purchase, sfr and commercial - any area is fine

The conditions are lender lends 65% of value so I am looking for anything a seller is willing to carry 35% on,

commercials may be 50%. CA is 70% ARV
As long as there is value above the purchase price then the fees come out of that.
Will need a CMA or BPO/Appraisal/Pictures/Video Walk through of the property,
BPO/Appraisal?CMA has to be within the last 90 days, CMA has to show 2 listed/2 sold within a mile, and 3listed/sold within 5 miles. NO ZILLOW
Video walkthrough has to show walls of the interiors as well.

Can be wholesales as long as owner of record is signing, lender will allow up to 3% wholesale fee, also will close in under 3 weeks - less than 2 with items above, rehabs are fine, but values must show as is and after repair and punchlist must be completed by a licensed contractor and show cost as well as breakdown and time for repairs. If properties are already rented will need rent rolls and copies of rental agreements, and must have clean titles - or seller wh is willing to pay up titles at closing.

3-4 BD SFR Commercial small or large as long as the cashflow is good, B or C properties - no D, A if motivated seller. MLS is ok too.

Do you what the owner to hold a note? I don't mean to sound ignorant. I don't do any commercial but I am around it a lot. Sorry But please explain a little more. I am sure it is just a little differnt lingo than I use Smiling

I have a lender who will do this,

I am looking to purchase properties using this lender. Min loan 20,000 max is 5M.

Yes I am looking for a seller who will carry the note for 35% of the purchase price, or the difference between what the lender will lend and what the seller wants.

Depending on cash flow of the property, the lender will pull 6-12 months int reserve payments so loan is paid and cash flow is available to cover the int with the seller's note.

If there is enough value above the asking price - lender will not go more than 65% of the value on purchase, commercial 50% with one of the lenders, fees and costs can come out above the purchase price ( usually I add them to the price to make it much more simple )up to the 65% of the value. I have found some of the sellers I am currently working with have actually been satisfied with the amount the lender has given them at closing and allowed the 2nd to be non re coarse, not the case with all sellers though, mostly the ones who are investors - I guess because they understand the holding costs and such and are glad to have a quick close.
All fees and costs are listed on the HUD 1, and it's a private lender so they are more structure friendly, but the 65%/35% also satisfies underwriters requirements. Plus no upfront fees, all paid at closing.

I have found a couple of sellers as well that have said they would be willing to carry but have asked for a higher purchase price for the inconvenience of the carry, makes it a win win for both of us, as long as they are ok with getting the 65% of value minus fees/costs.


I also have a lender for east coast states

That plainly lends 65% of the value - 100% of purchase and rehab as long as the whole thing is under the 65% - min loan with them is 100K, if you have anything that will work for that route please send my way too.

Now values: please don't send me zillow values - please send me at least a CMA from a licensed broker all sold and active must be within the last 90 days, and at least 3 properties have to be within a mile of the subject property.The rest can be within 5. They have to have pictures.

Appraisals and BPO's have to be within the last 90 days. I prefer these, but can work with CMA.


I am also open to anyone who wants to partner

and brings in the 35% instead of a seller carrying. On many of the commercial properties there is a ton of room for int reserves to be pulled and that allows for as much as 30K plus a month in cash flow - I am willing to split 50/50 on deals where partner brings in the 35%.
