Mike for the tip, not quite sure how you would approach that though. Just hand out business cards and flyers? Ask the person if they would like to buy more homes like the one they are seeing for a better price?
I thought this would be good for new members and as a good reminder for those who have been around awhile and may be stuck on finding buyers.

I agree with buythishouse that networking whether at open houses, REI groups, etc. is always an excellent way to find new buyers. who know. A person you meet at an open house may not have the required 20% down for a conventional loan and you may have a creative solution to meet his/her needs.
Also, as seen from the list Rena provided, there are a ga-zillion ways to find buyers. I recently placed 15 bandit signs out in a heavily travel route and received over 40 calls from buyers, future rent to owner, agents--all in less than 24 hours. The point is to select a few methods, try them and track the given results. If one method doesn't work or provide desireable results, try another and track the results.
I find that open houses in my given area provide addition info concerning the types on amenities being offered as well as what future buyers consider high on their list as desireable items. I also notice how interior designers showcase some of the newer homes.
I hope this helps. Remember to pick a few methods to build a buyers list, track the results, and be flexible enough to try additional methods if one or two don't produce the desired results.
