When Dean talked about the Yellow and Black Signs in this weeks Blog I thought it was a great Tool for us to use. If you don't have a property to sell what do you say to the potential Investors that call: "I'm sorry it has already Sold" but can I have your contact information so I can call you when I find something else you might be interested in. This would be Great after you have a proerty but I thought you had to have your buyers list, agent, broker,etc., basicly have your Team set in place before you ever reached this point, am I wrong. I have an Agent finally an have sent out over (100+) letters to Rental Owners,Cash Buyers,and Owners who don't live on the property to build my Buyers List with no success. I would be glad to put out these signs but what good would they do without a property to sell? I need help with matter because I don't understand how it works,any asisstance would be appreciated. Place them in high traffic areas like Walmart, McDonald, major shopping malls, etc.
That should get your phone ringing with sellers. Have you offered on any properties in the MLS, that fit your cash buyers' criteria?

What I was trying to say is I'm looking to build my Buyers List right now and I can't see saying you have a property to Sell on a Bandit Sign when you don't just to have potential Investors call you. Okay, I misunderstood you, I thought you were looking for sellers. Some people use Ghost ads with great success, but personally, I am afraid to use them because I live in a town of 30,000 and I wouldn't want to get a reputation as someone who is just messing around. I'm afraid they will call and press me about the property and I don't want to lie to them. Thats just how I feel about it.
Here is what I thought of doing(others have posted this idea as well).
Post ads on craigslist.

You can also go to real estate investing clubs in your area and ask members if any of them are looking to build their portfolio. Leave flyers anywhere you are allowed(again, high traffic areas) with a dual message. One message targeting sellers, one message targeting cash buyers, the message in my previous post and the above message.

Hello RENinja. I like the wording of your proposed Craigslist ad. If you or someone you know has tried this particular ad, how has it worked?
Also, is anyone out there doing any print ads - you know, good old Classifieds in the daily paper. And if "yes" to the Classifieds, what heading are you running them under.

I have not used the ad myself, but I intend to soon. Currently I am trying to see an RE attorney, to determine how my contracts need to be written up. I can look up someone who I think used a similar ad and I can PM you if I find anything.
The only ad I have read of people using in classifieds is a simple WE BUY HOUSES! CASH! Call (). Most people don't use them because they are expensive to run week after week. I think it would be under real estate services, not sure I have never looked. There are other forms of advertising that are cheaper and have more exposure. Instead of that, I would suggest leaving flyers in high traffic areas whenever you are allowed with a more in detail message of WE BUY AND SELL HOUSES, CASH, phone, email.
