Is that actual transaction that takes place, transer of title, transer of money, transfer of ownership.
Closing the deal.
The end of the deal.
Signing all of the final documents that have to be sent to the county court house.

Does it mean paying all the money that is owe? Paying the over all of the asking price?
your or your assignee with be paying the agreed upon purchase price with the seller.

I'm negotiating with a seller and I told her I would be able to close within 30-45 days. Maybe I shouldn't use that word because I'm talking about tying the property up and making a down payment. What you think?

Both. I'm going to tie it up with a L/O and I am going to assign it. I already have about five (5) cash buyers/investors that I called.
Just lock it up, assign it and your done. Your buyer will go to closing.
