• Professional
• Clearly state why you are calling
• Leave your name and phone number twice
• Speak in a slower & more deliberate manner
• Make sure you have a good connection (cell phone)
• Make sure you are in a place with no background noise

This seems to get investor willing to call you. When they call you can ask the buyers what they are looking for.
Now, some of you may be thinking ... I am not motivated to sell. True, you may not but you are motivated (period). Motivated for what? To get your business going of course.
You may even say this to the potential buyers then go right in to asking them what they are looking for.
