I don't know that there is a script per say but Matt suggested on the mentor calls and Dean suggested (as he did on the call last night) to say " I know you have the property at (ex 123 main street) for rent, I was wondering, is it also for sale? " If the person says "Yes it is", you get more info on the house and try to move it to your buyers list.
If the answer is "No", you go into your "sales pitch" stating that you have a marketing strategy that finds deals cheaper than anyone else. Can I call you when I have one of these deals available?

I believe it is also in Dean's new book. Like Andy said, I don't remember an actual script format but it is basically spelled out for you to a point that you could type up your own script so that you can get familiar with the verbage before you make your calls.
The only thing that will get you out of your comfort zone is your why. It's what drives you. Is you why stronger than your pain? If not I suggest you go back and focus on your why!!!!

Say, Hi, just calling on your property at 2929 main st. Just wondering if you might be interested in selling the property?
Pretty simple and to the point. They will either say yes or no. Yes = What are you looking to get out of the place?
No= Are looking for more rental properties?

This is probably the most simple script you'll ever have. "What's up?" That is your new script. You can obviously dress it up for professionalism, but ultimately, you want to keep things simple. It is VERY transparent when people are using scripts, and it's a turn-off. Just have a conversation with the owner. A couple of things you may want to find out, is how many properties they have available, do they buy more property, and if so, how often and how many. Remember, keep it simple and just talk to the people. They are just regular people and usually very easy to deal with if you approach it that way.
