finding real estate agent

Im a new real estate investor and i am eagerly motivated to get out there and start helping people solve their problems and making money in return but i really have no credit at all, so0me cash to invest abot four thousand, and no agent to work with. If i wanna make offers on properties especially justifiable ones i need a agent to get the comps and foreclosures comps but i have no agent to work with. How should i find an agent if im inexperienced and what should i tell them especially when im inexperienced and dont have that much money especially no credit at all.

30 Days and RBBP

I would suggest buying Deans latest book "30 Days to Real Estate Cash" and follow the Rock Bottom Blueprint forum. Your question will be answered there much better than you can hope for, and it works! The forum can be found under the "real estate forums" on the left, and then under his programs. The program isn't for sale anymore but the book closely follows a part of the program.

Finding an agent

The first thing I would do is to go to www.remax.com. You can search agent profiles in your local area, and you can see on their profile if they work with investors. Choose agent profiles where the agent has been licensed at least 10 years, and they specialize in things like investments, property management, rentals, and any other money making types of real estate but not just "relocation". Be prepared for about 98% of the agents you call to be nearly brain dead. You will probably have to call 15 to 20 agents to find a good one. They do exist, and they are out there though, so keep calling. There will be an agent who will help you, and will be very willing to help you with the next step.


Talking New

If you truly are new I would suggest Dean's book as well.
I would then suggest working on creating a list of buyers. In fact I would do this long before I worried about a Realtor.
Buyers are the foundation to your business. If you do not have buyers who are you going to sell to?
Having a list of buyers will allow you to sell more properties, make more money and do more transactions.
This site is just packed with ways to find buyers. Some of these ways may include:
- Google search
- Investments clubs
- Foreclosure auctions
- Bandit signs
- Networking
- Online advertising

I follow the same sentiments

People that are jumping into real estate should look at real estate like a contractor builds a house.
First is the foundation.
Then the walls.
Then the roof.
Then the siding, windows and shingles.

The point is this one should not build their business in an order that seems to make sense but in the wrong order.

Buyers lists should be the first item in business. You could equate this to laying the foundation of a home. Without the foundation the home will fall. Buyers help take this business from a difficult one to a calm and enjoyable business.

The suggestions given for finding buyers are great.
You can also talk to your Realtor if you have or get one and see if they will give you a list of all the homes that were purchased cash in the last 90 days. These are cash buyers. All you need to do know if contact them.
