I posted this on a question at first but I realized as dean said there is many new comers that have no direction yet and sometimes as a beginner there is a gray area of understanding maybe this will help its a
newbie's handbook of how to just get started already!
I'm not but a few months past were you are and I was there I let the fears hold me back at first but I kept realizing the only thing stopping me is me and everyone saying I cant or I'm a fool. The first thing you need to do is take a deep breath! then figure out what strategy you want to use. if your still thinking about that do some reading on here and you'll find an angle you want to work. forget what anyone thinks ha-ha we'll both be laughing all the way to the bank this is real as you let it be! I'm finally making offers and hope to have one close soon. most of the time experts tell you how to do something and there is a Grey area I don't understand or they don't give you here's some baby step info from my learning's.
1.get a advertising campaign together. you can order bandit signs on line. make or order some business cards free advertising that says we buy houses and your name. you can put the signs up or put an ad on craigslist for someone else to I offer money plus a commission for leads. create your free Dg website. If you want to setup a business phone line you can I use toktumi Its 9.99 a month and its a smart phone application so cool. Dean suggests a great source as well but This worked for me as I'm on a Budjet
2.Build a buyers list. as well as suggested ways in the book and on the site here. look up your local real estate investing meeting and go you'll find contacts there. call we buy signs ads/numbers and ask if they re and investor or a wholesaler as well. look up hard money lenders there mostly buyers as well. ask your Realtor for leads. you only need a couple to start if you have a deal that's a real deal it will sell.
3.if you have not found a Realtor. use a shortend version of the Matt Larson letter and post it on craigslist under jobs and post motivated real estate agent wanted and put the letter in the posting. after you talk to a couple and explain what you want to do you'll find a Realtor. have them start sending properties for you to look at. I put every property i look at through deans free total view system its great info. also look on here for making offers and you'll see good ways to present your offers. and repeat they cant be afraid to low ball and offend other Realtors.
4.call title/settlement companies and find one that is investor friendly and can Handel the type of closings you'll need done and is familiar with the process. you may have lawyers in your town that do them as well.
5.now start making offers with your Realtor. on for sale by owner sites and calls through your advertising search and offer every day thats what I'm doing and eventually start cashing checks.
Read DG forums on all the above topics and build knowledge about them so your confident to use them!
I think Ive got something here Dean. My problem was just direction at first this map will help focus people to stop spinning in circles and start spinning tire to the finsh line!
Thank you for the Gray-Area Map! I am a "newbie" and am just starting Day one of Dean's "30-Days to Quick Cash" program. So far it's been phenomenal on giving strait pointers and keeping things black-and-white (which is a HUGE help considering most people don't even know where to start).
