i found a commercial building that i like for a client that will be getting a loan ,could some one please tell me what steeps shall i take how do i find the real value of the property seems to be a good deal .

1)replacement cost (what would it cost to rebuild the sam building)
2)income (what is the net annual income the building will generate & then divide that number by a capitalization rate of similar buildings to arrive at a value)
3)comparable approach (what have similar buildings sold for recently in the nearby area)
Shortcut is to write down the names of a few commercial brokers signs that have listings in the area & ask them what do they think it's worth & why. You should get a pretty fair range of value very quickly.

Also consider looking up the Division of Corporations for the state you're considering filing with and look at their requirements and fees, or go through a lawyer. It's usually pretty cheap. If you don't know which state to create it in, you need to talk to a lawyer anyway. I used Legal Zoom for my first LLC and regret that now. They're more in the business of upsell then legal support, in my opinion.
There are also hidden costs you should research. I created an LLC for a small business I run, filed it through Legal Zoom for a NY entity, but then I found out that in NY you have to post ads in two separate newspapers declaring the creation, which came to about 1,500 a pop, adding another 3k to the creating of the company...so state laws will vary, and a good lawyer will break that down for you.
