I want to thank everyone who attempted to find a buyer for the deal and make the $5000(+ a finders/birdog fee from buyer). I know some of you worked pretty hard at this.
I hope you all understand at this point the importance of having a strong buyers list-so go out a build that list so that you will be ready next time.
When you have a contract on a property and wish to assign it, you usually only have 10-15 sometimes 30 days to find a buyer.
Just because its a deal, does not mean buyers will be knocking at your door. This current market is still dropping/going down and some of the savvy investor/buyers are standing back and waiting for the bottom.
As Dean teaches, learn the RE cycles.

I personally had a lot of fun working on this. I wish I had seen this when you first posted it giving me even just a couple more days to see what I could do.
I do now see that it is harder than it sounds to get that great buyers list like you said. I had some great hits on this, and people that were interested that never followed thru. Lots of phone calls made, lots of emails sent, I even advertised and found buyers in the VA area and was working on getting some interest there as well (since a lot of my buyers are buying here in MN.)
This was a great challenge and opportunity, and I learned lots from it. Like you said, just because you have a deal, doesn't mean the buyers will knock on the door looking, or even answer the door bell when you ring it!
Onward, and on to the next challenge! I really appreciate you doing this for us "newbies" looking for the first deal. I know it will come with persistance. Can't wait to have that first deal done!

Just want to ad lib to all that have been said about this offer. I busted my a.. trying to get a buyer here in the New York City area ... you are absolutly right about a solid buyers list. I really appreciate the opportunity. I certainly did try to get a buyer in that area and I am very shocked at the lack of response to, what I thought, was some very good marketing. Obviously different markets require different methods or avenues to access the local investors.
It was a good educational experience for sure and as you said it definitely reinforces the importance of a strong buyers list. Although my list was and is investors buying only locally it pays to grow it to include those looking to buy in other markets around the country, just in case.
