Its been over 2 years now and I have not made a cent! However, I have gained great knowledge over these two years. I have build relationships and a list of contact everywhere I go. I have a list of investors (buyers) and sellers. But have been worked down to one investor and don't know why I can't seem to make a deal with him. I only want want to play the bird-dog role for now. I asked to be paid $5K-10K per deal. I am very hopeful that this will pull through. Now that my kids are older and I am almost finished with school, I can really put myself to work.
My question is: I have an investor who is in direct contact with the bank herself. I want to know if I could sign an agreement with my buyers that if I simply put them into contact with each other that I get paid a lump sum of $50K or more, or I can just tell them to pay me every time my buyer (investor) buys from the banker lady i.e. $10K/deal. However, I do not want to get screwed and I lose my buyers or they go behind my back and make a deal without my knowing. I want to know what legal contract can make me do this? And I'd like to know if there is a better approach to my situation. I feel like I am just sitting on money that can be made right now, or maybe I am just to naive, since I am not as aggressive as most people that I have met.
I don't know how to be on top of everything that is going on, when I am not even sure about what is going on cause I have not met anyone yet. May be there isn't anything going on if I have been doing business with this person for a while.

Your fee is to high. If you are ONLY looking to funneling your buyers properties that meet their criteria, most buyers will pay $500-$2,500 (top end IF the deal merits it) for just a lead.
If you are putingt it under contract and assign it off, you can pull a higher fee. Again property by property basis. Every deal is unique. You may have one that you pick up $2,500 and them may hit one at $10k, etc.
The $50k lump sum for a referral. Wow she's got to be one heck of a banker lady. Well I definately wish you luck with that. If you lock it in, PLEASE share. Hey ANYTHING is possible right!
The contract you may be referring to in order to not cut you out is an Non-Circumvent Agreement.
