I love to work out. In fact I get cranky when I do not work out. You could even say that I am addicted to working out.
For some reason as I drove home from the coaching office I started reflecting on how weight training is similar to real estate (both enjoyments of mine).
I wanted to share those thoughts with you.
- Workout: When you workout it may be hard and painful. As your muscles lift the weight you can feel the anguish as each of the strands of muscles yells in pain. Time and time, rep after rep you exhaust yourself. Many people are not willing to handle the pain and thus don't work out at all or even stop working out after a short period.
- Real estate: Real estate many time has pain. It is often painful in its own way to call a Realtor who rejects you. It is often painful to see a multitude of what we think are great offers get rejected and many time we just get exhausted.
For those that succeed they push through the pain and find a way to keep going. Each day they wake up and work out and wake up and do real estate regardless of how hard the day before was.
- Workout: It is said that you do not visually see any results in weight loss or weight gain for the first 6 weeks. To see the results you must work out consistently each day if possible to even see those results. How easy it is to say you are going to diet; try this for 3 or 4 week, not see your results then give up.
- Real Estate: Many work hard for a few days, slow and are not consistent. One day here one day there, a few weeks later they see no results and think this business is a fluke.
Those that succeed treat this just as importantly and consistently as the day they started. Every day they do something, everyday they workout their real estate business. All of this is done understanding that they are possibly that one week away or one offer away of physically seeing the results.
- Workout: Those that enter the training world don't just walk into a gym and push on this machine, try this weight, try that then go home. For results in the gym there are very specific plans and focuses to give the attendee different results. Those that are looking to gain muscle will often lift weights with a certain number repetitions. Those that look at weight loss will do more cardio (running and the likes). Even with this there are specific steps that people take to obtain their goals. Those that skip these steps will not full see the physical look they are after.
- Real Estate: Investors may decide that certain steps go before others. They may jump between residential real estate, commercial real estate, mobile homes then go home.
Those that have success know their plan. They know they steps they will take in order to fill the requirements of their specific real estate workout.

I posted this then thought of a few more similarities:
- Workout: Those that have amazing physiques often do one similarity in the gym. They are amazingly at concentration. They are in the moment and no others are distracting them. They push with great focus at the weights or they run as though they are the only people in the gym. There is nothing that is going to keep them from their goals – they are concentrating.
- Real Estate: Those that have great success concentrate as though there is nothing else in their day. All else is allowed to fade at the moments they are concentrating on their goal at the moments they are doing real estate.
- Workout: Those that workout may find that their efforts alone only seem to get less results than they were hoping for. These people with then get a trainer that will work out with them. This trainer can push these people to give a little more, one more rep, a little longer on the treadmill.
- Real Estate: Those that want more, more results, more money will often get a trainer. A trainer that can see how to push the investor to get one more offer, hang in there a little longer and find other alternatives so the investor can get the best results.
True you do not need a trainer in either workouts or real estate but a common thread of those that have had great success is that they had help.

Ok Nathan. You hit the nail on the head and touched my core. Thank you. What you did with this post is help to create a mindset. You broke it down and put some order to it. It is another way to think about things and it is presented in such a way that people will be able to grasp it. I do believe it and I will be looking for more insight and perspective from you my friend. Feed my soul please and have a beautiful day.
Some folks really do need one. With working out a person can easily injure them selves if they exercise incorrectly. Also if they go straight for the heavy weight without properly training their core and muscles it would be a big mistake. So with real estate it is necessary to have a plan and strategy. A plan and a process to follow and necessary steps to take to protect your interests. It is a calculated risk whereby you can not loose if done correctly. You create your deal and make your money in the beginning. Then due diligence and leveraging. Have I got it right Nathan?
Hey, I would say you have it right. You really can play with the idea as you would like. I work out with a partner for the same reason as you describe - not to get injured and to make sure I push beyond what I think I can do.
I work in real estate with partners as well. Not only this I am a real estate trainer and fully understand the value it gives you having someone that works with you. Following steps with them will help make sure you keep your gains and that you don't hurt yourself.

I am going to hang on to this and come back often to this posting. I earned an Associates Degree in Health and Occupational Services for Physical Fitness. My end goal is to be making good money with REI to take care of myself for the rest of my life which could be 40 years or more. I am 62 now. Along with REI I want to use my fitness education to train other people from all walks of life to make their life better and healthier. In the days ahead I have got to get one deal so that I can eat and pay my bills. I was lucky enough to be able to retire from Sprint after 20 years and 2 months and had wanted to work to age 70 but corporate management made numerous changes that did not permit me to do that. Also I did not want to take Soc Sec until 70 but found it necessary to take it early so that I can take care of my mortgage payment each month.
What I will need to do is assignments for fast cash (have not been able to pull that off yet) and a couple of FSBO to lease option until I can get a loan. So with FSBO I am looking for seller financing. I had to extinguish my credit card debt so that has put a blemish on my credit. That is something that I have always protected until a year and a half ago. In desperate times it sometimes calls for desperate measures and we then need to do some things we would otherwise never do. Finding a partner is sounding real good. The promise in the beginning was a walk thru the first five deals. At this stage of the game I am thinking if I could just get help with one deal and split the profit it would set me up til I could get the next deal. That first deal with a partner would have to be 20,000.- 40,000.00 for a split. I figure this way I am not asking anyone to give me anything other than some help and education and that person assisting would make money. It sounds like a win win to me.
As you hang in and keep working out over time your body will change. It is always fun to show off the results.
Real estate is the same. There are so many people that do not think real estate can be done; or they may think real estate can be done but they do not seem to think that you can do it. Well, if you stay with it and keep going day after day you will get results. When you get these results it is always fun to show off...maybe a little.
