Success Academy Students Obstacle in March 2011

Success Academy students experience many hurdles, challenges and growing pains while starting their real estate businesses. As a coach in the Success Academy I have the opportunity to work with these students everyday through our “Advisory Line”. As many of you know, the “Advisory Line” is our coaching “hotline” where students are able to call in and talk with a real estate coach regarding any real estate question that they have.
Many of our students work with investors to implement different “No Money Down” strategies. In slow moving markets it is very important to have a “Buyers List” of investors put together first before making offers on properties. The “Buyers” criteria will be a “shopping list” of what to look for. Building a “Buyers List” can sometimes be challenging and there are many strategies and ways to find buyers. The “Classified Ads” are a great way to find and connect with investors. This months obstacle: “Classified Ads”. While discussing classified ads with one student, he was a little discouraged at what he was finding and not having much success. We decided that he would focus on calling “rental” ads to find buyers that week. It turned out to be a busy week for him. He didn’t have a lot of time but he was determined to make an effort to at least call on a few ads. He found 4 investors for his buyers list and a few for his Seller’s list! He was very excited and could not wait to call more rental ads. The Landlords of these rental properties are investors and/or sellers! Classified ads change from week to week, so don’t feel like you’ve seen them all and you are done. Again, there are many strategies and resources for building a buyers list. The classified ads and calling on rental ads are just one more “tool” for your “tool belt” to make it happen!

Really good post, that is actually an excellent way to find buyers.One good way I have found is to call the Bandit signs you see in your area, or google "We Buy Houses" and put in your county, then call those numbers.I have had great success with those two ways.You have to get creative.
