In a recent MS Office 2007 Project Management class, met a mortgage broker/investor? who told me that I had to be a licensed mortgage broker or an attorney in Washington State to fill out the real estate forms such as the HUD-1, closing papers,and basically all the contracts. Never ever heard of this and I know she was wrong all the way around, has anyone ever hear of this?

You do not have to have a license to fill out contracts. That would mean that any FSBO would not be able to do anything. They need to have an offer to sell the home, that offer is not filled out by any licensed agent.

I don't believe that is true. I have never done a deal in the state of Washington, however, I would have to believe that there are FSBO's there. I would call around and see what you hear. That could just be the way that she has always done it.

I always find it funny when someone is stuck in a little tiny box that they have built around themselves. This lady is completely wrong, but in here little world she is right. Don't let the opinion of naysayers like her hold you back; she sounds like the type of person who always finds the "why not" instead of finding the "how". There is always another way around any roadblock or problem, but some people would rather feel justified then succeed. Definitely not worth arguing with her though. Just thank her for her opinion and avoid her ignorance moving forward.
