Track the notices of default at the county(s) you are working on a weekly basis. That is the first notice a homeowner receives that the process has legally started and it is filed at the county and a matter of public record.(in Colorado anyway)We work 6 counties and get an average of 600 per week.

We determine which ones have equity, 90 percent are upside down!
We then try to find there phone number and contact them first.
If we can not find a phone number or they don't answer or return our calls we send them a letter. 2 weeks later we send them a postcard. 2 weeks after that we door knock and leave a note if no one is home. Personal contact, phone or in person is way more effective than mailers. Our mailers have on average a 3% response rate while personal contact is 80%!!
You need to be compassionate when contacting these people. DO NOT SAY " Hi, I understand you are losing your house and we buy houses cash!
We actually train investors on how to work the pre foreclosure market and pay a percentage if we close on the deal! In the trenches is the way to learn this business!!
In Colorado they are NEDs. Notice of Election and Demand. Call your local county and ask!
