hello fellow DGer's! I bought my own house here in NJ in January 2010 and here is the long story short. I used a realtor, Cheryl, and she showed me the house originally but since I had an FHA loan I was not able to buy it for 90 days after the sale date and an investor had just bought it so I had to wait. Well since I wanted this house, I found the investor and called the listing agent which was not my agent and I went through him to buy the house, since he knew the investor and actually deals with the investor daily I knew I needed to have an "in" in order to keep this house on my radar and make sure it came to me. after A lot of due diligence I was able to buy the house 92 days after the sale date, but I felt if I stayed with my original realtor, it would have passed me by because she was not able to put in any offers and I felt it worked because i was able to start a relationship with the investor and his agent. So here is my question. If i call her and want to start up an investing relationship with her, what do i say about my new house that i know she will ask about. will there be a conflict of interset since she was the first realtor to show me the house i wound up buying? should i just avoid the whole thing?

Even if she's not legally privy to a fee, she might feel you could have used her if she felt she did all she could in the beginning.
Or she could just chalk it up as you did what was best for you and move on.
Expect both types of reactions. She might be cool with it, or might not and not outright tell you and just ignore you.
I say just move on.
I am a Realtor and being nosey me, I would probably ask. A good answer for you would be "I really appreciate all the hard work you put into helping me find my dream home. It's ashame it didn't work out. My wife and I couldn't get the house out of our minds so I hunted down the investor and asked if we could work something out and we did."
Done end of story. She doesn't need to know that you went through his agent. If she brings it up, just tell her the investor insisted an agent be involved. You wanted to use your agent and get her involved, but the investor felt that since you went to him he found the buyer. The investor just had his agent solidify the transaction.
Once you get that out of the way, you then tell her that you thought she was a great agent and you feel bad that she didn't get any commission. So you want to know if she would be your agent for fining your own investment deals...
