I am having a hard time getting loans excepted because of my business plan that I had to write up. Any advice on what to say. I want to invest in single family homes and Multi-family units. Any advice would be greatly appreciated.

What do you need a loan for ? You can always wholesale or do lease options, you don't need a loan for those ? You could also partner with some one who has money, do the leg work and split the profits.

If your trying to cash flow properties then find the small community banks, the big banks aren't good for giving loans right now.
