OfflineExactly what is lease option real estate investing? A lease option is basically a rent-to-own contract for a piece of real estate. The buyer signs an exclusive contract to have buying rights to a property after a given amount of time. When the allotted time expires, the buyer can do one of two things: buy at the price agreed on when the contract was signed, or don't buy the property and forfeit down payment.

I'm trying to get into real estate using lease options so i can build my cash reserves.I have a motivated seller online for a huge house on 7 acres and a possible tenant wanting a lease to own.The owner wants $400,000 which is way under market value so I'm going to try and structure the deal so that the monthly payments go towards the future purchase price.On the other end I'll negotiate to sell the home to the tenant for $500,000 and tell them the amount of their monthly payment that will go towards the purchase price I will be selling the home to them for.Hopefully in the end they will buy the home and I'll get paid.
