Double wide Lands??

I just recently got a call from a potential buyer that is looking for a doublewide on land.... Im thinking this is a piece of land wide enough for two houses maybe? not really sure... can anyone explain

Also she is recently divorce and is renting out her house so she doesnt loss it becouse she cant afford to pay it by herself now that she is divorce. Banks wont aprove her any type of loan for a smaller house. I really want to help her, but im still looking to make my first deal not sure if this is the right one for me, since I have very little exp. I just finish deans book about 5 days ago still working on building my buyers list.

Anyone have any suggestions?

maybe you can find a way to buy her house from her solve that problem and then do what i said above and man she will love you.......i don't see why this couldn't be your first deal.. solve two problems this is great.. go grab it make it work...

ok after researching for awhile I finally found out what a double wide means... Its a mobile home. Im going to concentrate on finding her exactly what she wants and see if I can sell her house for a profit to both of us and get her into a new home!!

A double wide could bring in some huge profits for you. The only problem is they are harder to finance conventional wise. Look for lenders who specialize in mobile home loans, there are a bunch of them out there. Go to Google and look for mobile home loans. Hope that gets you to a good start....Jan

Singlewides, Doublewides & Modulars

There are three basic types of "mobile homes," meaning they can be located on the property after it (property) is secured. Most state laws limit the width that can be transported on public roads to 14 feet. So a single wide will usually be 14 feet wide and less than 80 feet long. A doublewide is just a mobile home in more than one section that is usually 14 feet wide (per section) and transported apart from the other section(s). A modular is a home that is brought to the property and assembled, and can be in several sections, and like many doublewides, once they are assembled on the property it is hard to tell whether it is a "mobile" or "stick built" (meaning built on the property from the foundation up.) In many counties, particularly here in the south, once the towing bar and axles are removed, and the structure is on a permanent foundation, they can often be "reclassified" as a "regular" home, resulting in lower homeowners insurance as well as other benefits including increased value.
