Mike you can absolutely wholesale out of state. I actually just sold a property in New York today and I live in South Jersey. I am now starting to focus on wholesaling Nationally.

Mike you handle the contracts through email and fax. I have never met the buyers or been to the properties. I email them the contract and they sign it and fax it back. As far as earnest money I don't use any...

Unless you are requiring your buyer to put down earnest money then you would have him do a wire transfer to the Title Co.

Hi! I am in the midst of reading deans books and was wondering if anyone had any suggestions as to "how to read the book". Do I need to discuss as I go, or do I just read the book through?

I'm excited! I live in NJ, but want to relocate to NC in July. I'm newly separated and doing it "on my own" for the first time in 20 years. I need to buy a home for my daughter and I. I welcome all suggestions.

Well the deal I was working on out of fell through.I had my agent and had some possible property's,then all of a sudden the buyer disappeared.So needless to say I have an agent that is not too happy with me.It was my fault,I didnt get all his contact info.So now I am working in my home town,that first deal is so close i can smell it.But I will try again once I have a few deals under my belt.

So do you find these houses on the Internet, then contact the seller by phone, or fax, or e-mail and work out a deal. So do you use a title company in your own state or where the house is located. Also, does the seller fax, e-mail pictures of the house inside and out?

It is best to use a title company/attorney (if the state requires it) in the state you are closing in. You can find one the same way you do anywhere else. Go to Google type in title company + city, state and you'll get a big list. Start calling and asking questions...do they do assignments, double closes, etc then you are on your way.

As for finding a deal and buyers you'd have to do it the same way you would in your own neighborhood. If you are getting property leads from various places and you get a good deal post it on craigs list, etc to drum up interest. If you are not getting property leads it is always easiest to start will building a buyers list. Once you have a couple buyers lined up look for what they are intersted in (location, price, #beds, #baths, etc). Once you have what they are looking for assign it to them and collect the check!

How do you get your buyers inside to see the property when you have a situation where both you (the wholesaler) and the original seller do not live in the state where the property is located, and potential buyers want to view it?

1. Offer to pay a Realtor a flat fee for just showing the property
2. See if there is a DG family member in the area. We've had one from the site show prospective buyers the property and cut them a portion of the wholesale profit for just showing it.
3. Make sure you trust the person and give them the lock box.

There are various options out there. Build your team and they will help work with you!
