I think your missing out because having where you live, helps novice Investors search for you. I know when someone is from my area, I try & contact them, as we are hiring for birddogs & most Investors are looking for Investors like yourself to bring them leads.
Birddogging is a great place for new Investors to start While your setting up your own business.

This website is a great resource to network and connect with other investors! Definitely fill out the profile and get your details out there...not doing this could cost you deals!

It's a great tool to use to help analyze your deals (and did I mention it's FREE)! But, you really should spend the $97 and get the full premium edition! IT'S AWESOME!!
Well Michelle I think you have more guts than most by venturing out on your own like that. I believe most of your questions can be answered here. Another area you might be looking at is the "For Rent" signs for potential properties to buy. Some of these renters want to get out of the property that they own OR they may be looking for more and thus a potential buyer with cash, so just ask them if it's for sale, you'll find out quick.
I'm just learning myself and I was going over the site when I saw your post and thought I'd comment. I have joined DG's Insider Elite program and I'm in the process of getting tons of information, which seems overwhelming right now.
I'm a senior,retired and live in Nova Scotia, Canada, and I'm just starting and new career in real-estate and it's taken maxing out my credit cards to get here, but from what I'm listening to I think it's all worth it.
So whatever you do, NEVER QUIT on yourself and doing real-estate. Keep learning and asking questions to the people who know, it's usually FREE!
