I'm using the term "retail buyer" since I saw this on another post and determined that by retail buyer one means an individual person who for whatever reason may have money but can't get approved by a bank. If this is an incorrect definition please let me know.
My question is can someone share with me detailed steps regarding how to go about qualifying an individual buyer for a lease option candidate. What questions are being asked, what documentation is being requested? Does anyone have a qualifying worksheet they can share?

In reference to qualifying buyers....In the Greg Murphy Chapter 4 of "your Town, your Real Estate Profits" it states on Pg. 50 that how to find the perfect mortgage broker and to pre-qualify applicants, and who to forward to your mortgage broker...it states there's more in later chapters. I'm having trouble finding this info. Can anyone advise? Primarily...how to pre-qualify buyers.
