I Have A Pre-Approved Buyer...In Another State-Help!!!

Hi DG family, I'm reaching out to you because I have just about completed Dean's book, but have not completed any deals. My brother-in-law is looking for a house in the Upper Penninsula, MI. He is motivated to buy because he has someone ready to take over his rent at his apt.
Basically I need to know what I should do first because I'm really excited and I don't want to miss anything. I've done some research on some properties in his desired area, but what if the one he wants is an REO? I would like to keep open dialog throughout this process, thanks-

Reggie,

First, is your brother-in-law pre-approved for a loan to buy something in this area? Are you just helping him FIND a place for a small fee? Or are you wanting to make a good chunk of money on the deal? Looking for FSBOs (or at least private owners) might be a very good route to go, because the sellers are easy to work with typically. Then you can lock it up and assign it.
If you want to go through an agent, and you find a great REO, I would suggest having HIM put the offers in HIS name, and just pay you a bird-dog fee, as this way he can provide his proof of funds.
Just a couple suggestions off the top of my head. Hope that helps a little.
