Finding Vacant Home Owners

"Hi, i am new to the DG family and i wanted to know what other ways can locate an owner of a property that is vacant and boarded up? I have resolved all of my options. Pleeeeassse Help!!!"

I received this email earlier and wanted to reply publicly so that others may gain the information as well.

Here is how I find the sellers of properties if they have vacated the property I am interested in purchasing.

1) I contact the post office and ask them if the person at the address has a forwarding address. If they do I will send a letter to address of the property that was just vacated. I send the letter to the vacated property because the post office is not supposed to tell you the forwarded address.

2)Next I will check with the recorders office and see if there if forwarding information their. The tax office and recorders office usually keep good tabs on people’s moves and will make not of this in public records.

3)I then ask the neighbors. Most neighbors know each other. They more often then not will know where to find the vacated owner of the property. Just let the neighbors know you are interested in purchasing the home and would like to get in contact with them. Sometimes the neighbors will give you a phone number.

What if the owner is

What if the owner is deceased and there is no mortgage on the home ? which i think is the case on the properties I found. I checked with the county tax and finance office and they have the same address as I have, which is the properties locations. I sent letters but they came back undeliverable. I asked the neighbors and they dont know anything, or so they say. I know 2 of the homes were vacant for over 2 yrs,not sure about the other one. But someone is paying the taxes on 2 of them.
the other property says it is in POOL CANDT STATUS what ever that means.


Answer

I have heard the term Pool Candt Status but cannot find any information on it. It seems to be a term used by courthouses when identifying properties. For the answer to this you would be well to contact the county courthouse to find the answer.

If the homeowner is deceased you would want to call the probate file clerk at the courthouse. You can ask them if they have a probate file on that home.
You can then ask where the records are kept so that you can find out about the property.

From there you can look for the appointment of executor or personal representative. They will be the person(s) in charge of the property. You may then contact them.
