Agent!

I just got to Raleigh, NC a week ago and now have the duty of finding an investor friendly agent to help me on my journey. Does anyone have any tips of how to find a good agent or what to say to an agent to lock them into what it is you want to fulfill?

I introduce myself and say I am an investor

And I ask them if they can send me the three criteria Dean mentions, which are vacant, price reduction, and as is properties. I give them a zip or zip codes and ask them if they can automate it, so that they just plug it in once and then they don't have to bother to keep sending the information, and I can get homes that appeal to me. I have had my homes come automated for more than a year now and it is awesome.

My advice.

As to finding a good real estate agent, I would recommend getting the names and numbers of their last 5 clients and giving them a call. If the past clients were satisfied with his/her effort, then you probably will too. Referrals are a great way to find a good agent.

Another option is to ask everyone you meet including neighbors, the mailman, waitresses, shopkeepers - everyone about who they would recommend. Word of mouth is a great advertisement.
