Many DG-ers had responded to your "I DONT THINK DEANS TECHNIQUES WORK IN RACINE, WI" thread. Perhaps some responses weren't as sugar-coated as you would've liked, but we were mostly concerned about you and the underlying obstacles you may have in launching this program. The extremes between your bio and the thread was like east and west, night and day.
Many of us (the responders), are living proof that Dean's system works! There are many who invest outside of their home state territories. All things are possible.
We meant to encourage you to overcome the naysayer deep within yourself. We were trying to sway you back to what had prompted your enthusiasm in writing your bio! Hopefully, by now, you're mindset has changed. If so...

Most of us all go through the ups and downs of emotions being new and learning. It is not always in 30 days that everyone does a deal. My advice is to get out of dreamland and work everyday to make it happen, if that is what you really want. Also, don't expect someone to hand it to you. I am not being mean just giving what I found to be true. Network is also key. Network with others on this site, network with Realtors ( yes some will try to crush your dream) It has happened to many us, network with other wholesalers in your area, network at Reia meetings. Market and network and build your business. Keep reading also and see which niche you can really work with the resources you have. If you fail, get up and try again, and you will eventually get there. Wishing you the best!

How can I encourage you to build your buyers list?
How can I encourage you to find motivated sellers?
How can I encourage you to put the systems and marketing in place that will allow you to build a real business?
The truth is I can't! YOU have to get up, put your head down and get it done.
There IS NO MAGIC PILL!! YOU have to want it so bad that nothing will stop you.
YOU need to take the action necessary to learn these things through making mistakes, not having every answer, learning from your mistakes, gaining self confidence, constantly learning, putting your systems in place, MAKING OFFERS, marketing for buyers and sellers at ALL times, building your team.
As you try to put properties under contract you will learn what you need and how things work in the real world. NO MORE THEORY. Then you have to figure out how to make it work. Things like earnest money, a good POF letter, inspection periods, good rehab/remodel estimates, what kind of properties to make offer on, what is a real deal. I can tell you this stuff all day but you can't do it until you take action yourself!!
The truth is a real ENTREPRENEUR does not need "encouragement" Not that they don't need other peoples help and knowledge (power team) to build their business. There is a big difference there. An entrepreneur knows what he/she wants to achieve and nothing will stop them. No hand holding or cheer leading needed.
Proving your family and friends wrong is nice (if not somewhat childish) but should not be the source of your motivation. The "why you want to succeed" must be a lot deeper than that.

Let me tell you first of all I see you have the gift to get people responding to you. I posted that I'm a newbie that just came back from Boots on the Groung and no respond that's weird right. But let me give you the start of what I'm doing. In class they said we have to build buyers list here's your homework.
Buyers Performance Goals
10: Place 10 new ghost ads on-line each week
10: Talk to 10 new buyers each week
20: place 20 ghost bandit signs each week
10: Mail 10 letters to cash buyers each week
10: Maintain at least 10 buyers on your buyers list weekly
Try to do what you can you will see a little light.
