I found some interesting information on FSBO properties through an article on agbeat.com. I will just touch on some high lights from the article. Last year 10% of homes sold were sold FSBO. Of that 10%, 40% happened when the seller new the buyer and the house was on the market for less then a week. The average days on market for FSBOs is less that thoses listed with an agent, because a lot are sold quickly to someone they know. The properties that were listed FSBO and then went to an agent, are the ones that were on the market the longest and had the greatest price reductions. Most FSBO properties are at a lower market value then thoses listed with an agent.
Don't forget about FSBO. You can find some gems out of these properties.

So many investors run to the MLS and are fighting over listings and fail to utilize other resources for finding deals. FSBO'S, like Eric states, are diamonds in the rough that many investors overlook. There are many websites and resources to find these leads:
www.fsbo.com
www.forsalebyowner.com
www.craigslist.com
Also, check your local newspaper. Make sure that when you are finding the deals, FSBO listings are one of your resources!
