I think I've found my agent. Just one question I wanted to run past everyone on here. She (my agent) asked me to sign a Buyer-Broker Agreement. I would just like to know everyone's input on this before I sign it. Is there anything specific I should ask to add to it? She works for Coldwell Banker and I'm guessing it's the companies standard Agreement. Also what is the normal commision everyone pays their agent?

Absolutely do NOT do it! A buyer-broker agreement locks you into an agreement with that broker for a certain amount of time listed on the agreement. During that time, if you do a deal that has nothing to do with that agent she is entitled to a re commission. I think buyer-broker agreements are unethical and brokers try to get people to sign them all the time. They are completely optional for the broker to request them. They do not have to and you DO NOT have to sign one to work with that agent. Please - don't do it. You will regret it. I'm sorry to be so strong about this but I've seen many students and colleagues get taken for thousands of dollars as a result of these agreements. If the agent refuses to work with you without you signing it - then find another agent! I refused with agents several times and they simply ignore the whole thing and work with me anyway. Most of the time they end up embarrassed that they even tried or asked me to sign one. DON'T DO IT
