I have a closing on Monday!
This was not a wholesale deal but the owner needed out. This was a single woman and could not keep the house up.
So what I offer her was a 15,000 net walk away and had my agent put it on the MLS Sold As Is and we will close making 8,000 fee.
I did about 150.00 worth of work!!
We offered the Buyers agent 3.5% It took about 2 months but we got it sold.
There are always options just need a motivated seller.

This one is not a wholesale deal either.
This one we had for awhile, The homeowner was moving out of state and needed to sell, I had it locked up for 52,000 and put it on the MLS for 62,000, We had offers on it but could not make it work. We then got an offer for 59,000 and the owner called the bank for pay-off and it was 59,520 so he was willing to pay the 6% realator fee and Transfer tax, So small fee for me but it CLOSED!!!

Congrats on your deals Jay! I do have one question though...How are you able to list the homes with a realtor if you are not the owner?

Well first I tell them up front what I am doing.
Like I said these are not wholesale deals, so I offer them a net walk away price.
Market the property "AS IS"
My option contract states that I can list the property on the MLS!

If you're having doubt....check what your putting into it. If something doesn't make since to u, get on here and do some research.....ask questions... AND READ, READ, READ ...do whatever u need to get over that hurdle. Remember...the only one that can stop u.....IS YOU!!!!

Have you read any of the books here, Dean has put together some of the best----no, The Best Material I've ever read. I don't have all of it...but I EVENTUALLY WILL.
I'm currently working on five more deals....
SO, DIG IN.....read- that will cost u nothing....You Can do this. Just set your doubt aside for awhile....and the door will open, all you have do is walk thru it.
The passion is huge here, and so is the family( HI EVERYBODY)....and the knowledge that will take you where u want to go....you might be surprise at your own self....is it easy, maybe, for some more than others.....but how can u doubt it if your not doing it? And if you think your doing and something isn't working.......
FOCUS. Get into it, and JUST DO IT !!!!!

And that is ok. You are the key to your own success and even with no deal it is worth the time it takes to learn and grow as you work towards that first deal. You must first begin with an open mind and keep it open. It is a process with a price to pay. The price to pay is investment of yourself. Success will follow.
