WOW! What a great Insider's Financial Seminar that was that I attended last evening! I'll expand more later, but I continue to be really impressed with the quality of the products and information offered at DG seminars. The instructors' enthusiasm is really great, too.

It's a great tool to use to help analyze your deals (and did I mention it's FREE)! But, you really should spend the $97 and get the full premium edition! IT'S AWESOME!!
I've been to at least two DG seminars in my hometown (convenient) and probably more, so much so that one of the speakers recognized me last night but didn't put the name with the face. Of course, he speaks to hundreds of people a month, and that's OK.
If any of you haven't gone to these seminars, you need to go to understand the scope of what Dean's company and instructors do for their students, because I have learned over the last few years that this forum and even Dean's books are only skimming the surface.
For instance, last night I purchased the
Enhanced Note Network program (EnhanceNN.com), a Web-based program that helps students by and sell notes. Now, I'm not going to go into what this just yet, but the reason why I got it was because it was surprisingly affordable and it will help me to earn the money I need to purchase the other program(s), later. Like a lot of realtors, right now I'm pretty much broke. The other programs are much more, depending on rather you purchase them at a seminar at a discount or after the seminar without a discount. I'll review the program and post more about it here in this thread unless someone tells me not too.__________________
But, what I really want to do is get into flipping houses (without rehabbing) and tax liens, and the programs that Dean's company recommends for doing those things just keep getting better and better.
For instance, the tax lien program (TaxLienTutor.com) is a big improvement over the program I saw last year for one simple reason. It enables one to purchase the tax liens after the tax sale and after the redemption periods in whatever state or county. They nicknamed those type of tax liens "the leftovers," but who cares if they're left over? There are several reasons why one should not care, and you really have to go to the seminar, get the discount, get the education and do it to really appreciate what it all means.
I can kinda' think on the same plane as the guys teaching these courses, because I have studied what so many gurus have written and said over the last 20 years, even in recent months, and also because of my formal training in marketing, business management and real estate.
I feel more confident proceeding as one of Dean's students and company's colleagues than I ever have with any previous company, products, education or systems.
Oh, I forgot to say (since you've read this far
, the main reason why I chose the Enhanced Note Network (ENN) program last night was because I was already earnestly looking for a marketing system. Every realtor needs one...a way of bringing a steady flow of leads of people who are wanting to buy or sell real estate, and then on the other end a successful way to market and sell the real estate. The difference is with ENN one is just purchasing the note not the entire property, etc., and then reselling the note.
OK, I'll say this much to clarify. In the simplest terms, a note is an IOU (is as a tax lien certificate). Many of us have notes on our cars and our houses (a mortgage), and we're making installment payments on those notes unless we own the asset (or liability depending on one's perspective) outright (paid in full).
Anyway, back to work I go.

At the seminar one of his instructors said, "It's [buying foreclosures or tax liens is] always easier with money." I thought that was a really great way of looking at investing in real estate (or investing in anything else), and I'm sure Dean would agree as do his coaches and seminar teachers. It was really well put.
Perhaps the most important thing to remember is that when buying real estate it doesn't have to be your money. Most real estate is bought with other people's money (OPM), including one's primary residence. Dean's more advanced systems available at these seminars enable one to access the money, and often the systems provide not only the system and the money to acquire the properties or tax liens but also to resell them, although, of course, local realtors can help with that.

I mentioned herein that I was really impressed with the TaxLienTutor.com program that was promoted at last week's Insider's Financial seminar, but I remembered the program that was promoted at Insiders Edge seminar last year which was TaxLienCentral.com , and they were both recommended by DG's folks. The main difference between the two that I remember is that the first (from this year) was a program where one purchases the tax lien AFTER the redemption period, and the later was where you purchase toward the end of the redemption period. If you don't know how significant that is or even what a tax lien or redemption period is check out the chapters in Dean's books about the topic. Dean has a really good way of breaking it down into simple layman's terms as do his instructors at the seminars.
