Mobile Home Value

Hello,

I had an add posted on craigslist for I buy houses. I had someone email me with a mobile home. I hadn't really thought about dealing with those type properties and have no clue how to find out the value of it. Can anyone give me any tips on this or anyone that might be interested in working a deal with this seller?

Congratulations for making things happen and hitting the Craigslist market !!!! There is MANY opportunities on Craigslist and the mobile home niche is one of my favorites. A few different ways to get a feel for the value of these little tin boxes that spit out cash are to have your realtor do a search on the Mls for sold mobile homes .... You may have to subtract what the lot is valued at because TOGETHER is what you will get the SOLD price on.
Another is to call and get NEW prices to compare with. You will then have to do due diligence and subtract any repairs needed on the used homes you are making offers on
Another is to just research all the mobile homes for sale in your target area and get experience by ASKING others what they pd for THEIRS and comparing to what is FOR SALE
experience is nothing more than getting in the trenches and learning what u can ... Howbu can and frOm many different views and most important from someone who has DONE IT and is willing to share. They may not have all the answers but TOGETHER we can all learn from each other
Another good away is to befriend a used mobile home salesman and maybe bring him or her out for lunch to pick their brain ...Smiling)$$

CHECK FOR THIS.........

On mobile homes, they're like trailers and a little like cars in the way that they have an I.D. or VIN. #.....inside the mobile home-

look in the electrical box- the # should be at the top inside the box. Then on the outside, close to the pig tail, down along the side of the frame-there will be a matching # to the one on the electric box. If these two match the vin # on the title--u might be have way there.

Now if you no where near the property.....then, not sure of how you could check that---checkimg the vin # lets you know that title belongs to that mobile home. Of course you may not need to check this if it's new.-

I know this not really helping with the deal--- it's more to protect you....save yourself from a big headache later on.

I wanted to ask u, what is your favorite way to (or which do you prefer) way to invest or sell? Wholesale or assignment? Opinions do matter to me- especially from someone who been around it awhile. There are days that loaded with info and input for me, then others, sometimes I feel I'm not doing enough.

JUST THOUGHT I WOULD ASK.....every now and then, I like to throw a question out that I feel others would love to know but are afraid to ask, or don't know who or how to ask.

Remember here in Florida it is next to impossible to get homeowners insurance on mobile homes, or if you can it is extremely costly. They are personal property if not on their own piece of ground with a homestead exemption; that means they get tags/registration every year just like a car or truck. If they are in a mobile home park, you have to pay lot rent, which depending upon location can be very expensive, some areas are more than $ 500 per month. In many of these parks you can buy units for $ 1000 to $ 1500. In fact some parks or owners that have "repo" units will give them away for free just to unload them because of the lot rent ... remember to run your numbers to make sure the deal is profitable.

Mobile homes are one of my favorites as I said but actually I find and negotiate ANY deal verbally then I market it to have a buyer BEFORE I lock it up.although I have bought property and then marketed it but I did all my calculations FIRST and knew it was way below fmv. Every area is different and what works in my area may not work in yours but then again it may ?? You just have to get in the game and make things happen to learn what works and what doesn't.
