Never used this, never will. This is in Colorado, I am sure in California the laws may make it a better solution, even though I can't understand why. Me, I just control the deal and do a double closing. The key is having a real deal that your buyer will purchase. NOT the paperwork needed. That is secondary to getting the deal.

First off you have to convince the seller and their agent to let you TRY and sell the house for them. That is all this strategy is when you look at it. A lot of times you will be turned down for this reason. Most lenders(99.999%) on an REO will not accept a change of buyer name or entity once the contract is accepted. Not without totally re writing and resubmitting the deal. They may not accept the offer at the original price either.

Finally you must be very careful and DO NOT put yourself in a position that you are representing the buyer OR the seller. You need a license to do that!!!

If you are working directly with the home owner then do a contract assignment.
