I have a question: who do you put on your REI team:an Agent, R.E.Attorney,Broker?,Title Company,and all of them have to be Investor freindly but then my mind goes blank. I know there's more people needed but who are they? This question may sound stupid to some of you and I should know who to put on my team but for the life of me I'm stumped.Can anyone in the DG family help me with this question? Thanks in advance. Hi Johnny, here's to add to your list:
1) Real Estate Attorney - to make sure all your REI transactions are within the bounds of the RE laws in your State (this person comes in handy too for protecting you as his client, against other companies who take advantage of newbies, they also serve as good mentors on REI Laws and latest state specific rules )
2) Real Estate Agent or Broker
3) Title Company
4) Banker (in case you want to do REOs & to set up your business account, to inquire about mortgage financing, or to just leave your business cards with them and in case someone doesn't qualify for a home loan from them, you can leave them extra business cards so you can offer "rent- to - owns", or so you can add to your "Tenant Buyer's List", etc) I ALWAYS leave a stack of cards and flyers at the bank.
5) General Contractor (who would supervise your electrician, plumber, painter, etc.)
6) Handyman (for little touch ups)
7) Mortgage Broker or Mortgage Banker (to help those people in your Tenant Buyer's List, they can help advise your tenant-buyer on steps to take in order to improve their credit after a specific time frame, let's say 1 year to 2 years - they do this for free, because they want these tenant-buyers to also be their future customers for when they are ready to take on a mortgage and qualify for it)
8 ) Other Investors (to co-wholesale to, for networking, mentoring)
9) Home Inspector
10) Hard Money Lender
11) Home Insurance Agent
There are no "stupid questions" - we all ask those questions as newbies! To the other DGers, please add to the list if I forgot someone else on the power team.
I suggest you read the book 30 Days to Real Estate Cash (if you haven't yet). That would be very helpful too! - it's that yellow book at the top of this page .. it's a good resource of structured information. I will post a link later on a good forum thread that you might learn a lot from (I did! )

Chris, thank you so much for your help. I am a new Investor too. Right now, I building my Buyer's list and at the same time I'm trying to get in good Real Estate Agent. I will buy the book "30 days to Real Estate Cash" next week. Oh boy! I'm ready to make money in Real Estate.

Great Ideas on building your power team.
I like to think of my power team as members and potential partners who can help me to speed up my business and allow me to be more efficient by working with them as opposed to trying to do all of these things on my own.
I would hope that every member of my power team has talents that far exceed those of mine. If this is the case, then I am picking the right people to help further my business. I firmly believe that if you surround yourself with successful people, you will be successful.
I also believe that the best time to find different members of your powerteam is to bring them aboard, as you need their services. If you are not going to be doing a closing, then you don't need a title company or real estate attorney quite yet. If you are not going to be doing any rehab on a property, then we may not need a handyman quite yet either.
Build it as you need it and you will be doing things the right, and effective way.
