Comps, CASH Buyers and PML Here

Maybe its just a glitch, but when I typed in my personal address it chose a home about 5 minutes down the street from me. I tried it again and it chose the same house. We are only 2 intersections away from each other but our values vary by about $200k... wonder if it was just a bug for me?

Monica, you did better than I did. I entered a property address that I found while driving for dollars.....and it is pulling up a property map somewhere in Germany (just off of the Stuttgater StraBe near the intersection with K4741)!!

I did as you suggested and put my address in the search bar. It may be because I live way way way out in the country (my neighbors are cows), but the program just kept running and didn't come up with anything. I let it run for ten mins before I gave up on that one. I then tried to put in another address on a FSBO property in the next town over that I was looking at and still nothing. With the address from the FSBO the map and photo in the corner showed me the abandoned RR building in that town. Any suggestions on how to deal with this? I have a hard time finding good comps in these areas even with a RE agent.

Hi Chrishone, Dean offers a service that is so awesome called PropTrend. You can do all kinds of research on it from Foreclosures to Cash Buyers in a certain zip code, with a list of names & addresses too. Try it, you'll like. Good luck to you in your investing.

I have a 5 bed, 2 bath house I'm trying to comp, but the surrounding neighborhoods have mostly 3 bed, 2 baths. Anybody know how I would come up with fair mkt value for the 5 bed, 2 bath house?

You can use the square footage price for the comps. Divide the price by sq ft and then apply that number to the 5 bd house...also add for garage, acreage, pool etc.
