I wouldn't sign it. I had been working with a realtor for a while and he sent one in an email, never spoke to me about it, no note in the email, just the contract. I didn't and won't sign anything like that. Different realtors have ways of finding deals that haven't hit the mls yet and/or whats coming out of contract and if your stuck with one realtor, you'll miss alot. I have 3 realtors sending us deals as well as different wholesalers. Don't limit yourself to one. There are realtors out there that work with investors that won't ask you to sign anything. GOOD LUCK!

I agree with Jack.
There are some agents that will ask you to sign a buyers agreement in an effort to make sure they will get paid on a deal. These agreements are common in retail transactions not investing.
I would suggest that you explain what you are doing, and what your strategy is and see what the response is. If they still insist that you sign it, move on. There are more fish in the sea.
We found out that then the realtor just sits on our offers when they have time and we lose the offers. We are going with several realtors now. They also want you to sometimes cut them a commission for deals that they had no part of putting together such as the FSBO's.
