Again stuck

Again stuck

I have been going around the site for the last few hours. I have come to this road block many many times and that is calling the seller and saying the right thing.

It seems i can pile up 10 to 20 buyers all pre-qualified but for the life of me cannot find a deal good or bad. By that i am not asking on "How to find sellers" but rather how to talk to them or what to say as i have found many. I just seems when i call i have a talent for saying the wrong things ><

My question is does any one have a script they use when they call sellers or even a link to a page on this site that has one already put down.

I do this all the time and DO NOT use a "seller script" WHY? Every seller, every property, every seller situation is different. You need to LISTEN to them talk. You present yourself as a person that can help them, not a vulture that wants to know all about their property as soon as you get them on the phone or knock on their door. That is what others do. Don't do that yourself. Let the seller do the talking and determine how you can help.
The "Hi, I understand you need to sell, well I buy houses" does not work. Use your head!! Put yourself in the sellers position. What would you want to hear? What would make you start talking about your situation with a total stranger?
Build a relationship first!! THEIR LAST OPTION (not their first) IS TO HAVE YOU BUY THEIR HOUSE AT A DISCOUNT!! If they like you and trust you they will work with you.
Finally David, some people do not have the ability to do this. That is just how it is. No script will make you think, listen and be able to evaluate a persons needs and then turn that into a deal. Hope you can do this but if not, don't be discouraged, people have talents in other areas. If everyone was an entrepreneur there would be no employees!

That makes sense. Personally I have always been better than most at sells, its what most my jobs have ever been. I think my problem is I am over thinking it and assuming the worse.

I found a vblog Matt did about just calling sellers in different states to practice than when feeling good start calling home owners in my own area. Think imma give that a run and see what happens scriptless, thank you for your advice..Imma give it a run

Agree with Michael. All of our deals are FSBO's so I spend a ton of time on the phone and then face to face. I always say one thing when I meet them in person and that is. Mr or Mrs ???? Hey this looks like a great house, you must have a lot of fond memories here. Even if the house is a dump in your eyes, in their eyes it is a palace. Get where I am going here? You need to be humble, Big Key. Don't ever come off like you are a seasoned investor. This will put up a big barricade between you and the seller. Like I said, ask a probing question and then sit back and let them talk, and they will. I hope this helps you get in the front door...Jan
