buyers agency agreement

Hello,

I contacted an agent i been working with for the past week about getting some listings about buyers and he sent them. Today i emailed him about some property locations i wanted to look at and he told me he wanted me to sign a buyers agency agreement.

I wanted to get some feed back from you guys on what you think about this. This is new to me as other agents i have worked with in the past never asked me to sign anything unless we put in an offer.

Buyers Agency Contracts

There are a few things to watch out for in a buyers agency contract if you must sign one.

1: These contracts should be for a short time frame 90 days max

2: These contacts should be area specific like a certain city, county, or a specific property NOT state wide.

3: There should be no fees associated with the contract - no deposit, or retainer fee. Never pay are agree to pay extra!

4: This contract should cover only properties that are on the multiple listing service.

4: Also you want to be sure and read the "compensation" section of the contract. This will spell out how much the agent will be compensated. It should ONLY be that the agents compensation will be "the amount shown as selling commission in the multiple listing service" nothing else.
