They will run the most ACCURATE comps for you, so you can determine your offer price. Also if you can find a good agent, you can refer(maybe for a marketing fee?) sellers who call you, but won't lower their price. I guess you could call those people motivated, but motivated just a little.
Your agent will also be able to refer you to other real estate professionals.
I think as well, that if you want to go after bank REOs, you will need an agent to offer for you.
You don't have to have one, but it's good to be able to draw on someonelse's knowledge and experience instead of trying to figure out things on your own.
