How are you? Pursuant to my last email my colleagues and I seek (2-4) family Rehabs at (,30 to .40) cents on the dollar Or (turn key Multi families) in the expressed areas to purchase at (.50-.70 ) cents .
Does the cents mean 30 to 40% of the ARV. Same with the 50-70 cents on the dollar. 2-4 is a duplex +.

If I read this correctly (and I had to read it more than once), it sounds like you got the idea of what they are asking for. A good agent will be able to help you find these kind of properties pretty quickly. Looks like you may have a really good active buyer on your hands, the buy-and-hold type too. They seem to be the best ones to get.
One other thought may be that you could pitch them on a higher priced deal, if the ROI (or cap rate) is high enough. Just a thought.
