Home in probate, No will, daughters want to sell, handicap access & elevator

the daughters are from out of state, but home is close to me. Because of no will, they have to go through probate, this is a really nice home!
The man that lived there was handicapped in wheelchairs, but owned a really nice home, in a very nice neighborhood.
As you pulled into the garage, it was built into a hill, so that was attached to the basement. Big rec room, 2 smaller rooms off that, full bath, and the elevator for wheelchairs to go upstairs.
Upstairs, living room, kitchen, dinning, master bedroom with very large handicap bathroom, with whirlpool and "drive in" shower stall. Plus 3 more bedrooms and another full bath. House is is very good shape, but would need new carpeting and the walls are awful colors. Beautiful patio with ramp for wheelchair access and big doors.
Two sisters are getting it, and there is so much stuff inside and they need to head back to Arkansas on Tuesday morning.
I will talk with her again tonight and see if we can get a contract signed, she was willing to discuss it with me.
Will do more research on comps on this place, tax assessment was $222K. I did take pictures of it.
He did not have a will.
So any ideas or help, they want it sold, but also don't want a loss on it. She will find out and let me know what is still owed on it.
But to not sell for handicap would be a waste because it so set up for this.
I also have some things this week, that will keep me from getting much done on it. So want to work with someone on this.
Any ideas? I know I have to get the loan amount due and will run comps. This place has about 20 nice homes around it, other than that, it is near a very small town, in the farm country.
With probate, anything I may want to know. Some help with ideas would be great or I would bird dog this for someone.
They are having a rummage this weekend and even are trying to sell the electric wheelchairs. they thought of paying someone to come in and sell all the stuff, but said those kind of people charge so much.

Question on probates

Angeline is talking with her atty today. She said it has to stay in probate for 90 days to give anyone a chance that has money owed to them.
Can the home be put under a contract while it is still in probate? Or do I have to wait for the 90 days first.
The sisters will be letting me know what the mortgage is on this place. It was built in 2001 and really is a beautiful home. Needs painting and new carpets, but in very good shape.

You can attempt to put

the home under contract while in probate with the contingency clause "subject to the expiration of the 90 day waiting period". There are a number of directions you can follow but it depends on the intelligence of the attorney, the greed of the sisters, the mortgage balance and payment and the condition/location of the home.

If its a good deal lck it up and follow above advice from Bill. Didn't we discuss this on another probate a while back?
