"Please Help"...I Think I Found a "GOLD MINE !

Hello D G Family,
I have been reading posts,watching video's and reading Deans books for about 8 months now. I wrote down some phone numbers of Bandit Signs that were set up in my area (Punta Gorda, Fl.)South West Fl.of people who buy houses. I called on this one piticular phone number that was on alot of different signs. I called and spoke with this lady who buys properties in bulk from banks and sells them to her buyers all over the US. After talking with her a bit and telling her that i was an Investor and was building my buyers list ,she asked me if i had any properties to sell here in florida because she had buyers who wanted to buy single family homes. I got her e-mail address and i am going to ask her what information is needed for her buyers.I DON'T HAVE ANY PROPERTIES yet to offer. She is willing to Co-WholeSale with me and split the assignment fee. She also mentioned that she has buyers who want to buy Commercial Properties in California. I'm going to San Francisco area ( San Jose )next month to visit my son for a week. I'm soooo excited about this right nowthat i'm having a hard time typing this. What should i do first? Then what ?

You must now learn how to find and accurately evaluate properties. Actual ARV, repair costs, buy price, and what your buyers ROI will be. Then you need to be capable of controlling the property so that you can wholesale it to your fellow wholesaler. Co- wholesaling is you find the property, she finds the buyer or
you find the buyer she supplies the property. Otherwise what do you need her for?
This is the hardest part of this business, finding REAL deals that have a large enough spread that will allow you to make your fee and a buyer will take from you!

Gene congrats on moving forward

In addition to above post by Superstar Michael Mangham,good info as always, you will need to know what kind and types of properties the buyers want and what ROI they are looking for-same with the commercial properties.

EX: Some of my buyers ONLY want brick sfh with wood floors-others only want storage bldgs...etc. Find out what they want, then go and see if you can find one or two or three with enough spread to please all involved.

Keep going-just take your time and pay attention to the numbers-sometimes a deal is not a deal.

Thank you Michael and Mike for your replies and Helpful info. I e-mail her for her buyers criteria for single family homes in florida and commercial properties in california. She is going to get back to me with the answers.I will slso put out some Bandit Signs and craigslist to try to attract some desperate sellers like Dean suggests in his books. I'll keep you all updated. I'm sooo excited that i took that"First Step" to try and build my buyers list.Please keep any more info coming to me , i really appreciate everyones help and idea's.
