What should I do!

Hello family,

I put some bandit signs out about a week ago and have had two calls so far! I only put out two signs! A very motivated seller called me and said the he wanted to sell his house and he would take what he owed on the house! He owes 49,000 on the house and the house comps show that the house canm sell for 100,000 or more! The house is rented out for 480.00 a month but You can get more if you like! The only catch is that the house is in Washington, Ga. and I stay in Atlanta, GA with no car to travel to the house to see the inside! But the house is rented out! It is a 3/2 and sits on a Acre of land! The owner has moved down here and has bought a house down here in Atlanta!He just wants to sell the house all the taxes are payed so how can I do this deal!

If you run the

numbers I think you will see that at 49k for the property and 480.00 per month I don't think the numbers are right. I think you will need to get more for rent in order for it to really work. It depends on what you want for a return.
