I was wondering if its a good idea to go in to a purchase contract with a real estate agent.
I have found a few good homes, but they are all being sold by an agent.
What do you guys think? should I give it a shot with the real estate agents?
Please let me know...

Eduardo, i use agents,and make my offers thru the agents. In deans book he tells you to get a good realtor on your team looking for properties. You might just have to school the realtors when making low ball offers, and letting them know your making low ball offers cause your a wholesaler. As a real=estate investor myself,owning property, i got alot of my properties thru brokers. I would say good way to use realtors is making offers on shortsales. Most shortsales are listed with brokers. Those are motivated sellers

I agree with Louie. A good realtor/broker is the quarterback of your team. They can do many things for you, and if you are looking at listings by realtors, your realtor will split the coms with the listing agent. No money out of your pocket. Plus a good agent can provide you with important things like access to MLS, advise and assistance with the paperwork and so much more. Find yourself a good agent/broker and you will not regret it.
Btw, Louie and Ed please fill in some info on youe bio. We enjoy enteracting with DG'ers, but it is kinda tough when your talking to a ghost.

Eduardo, I use a Realtor as well. She's experienced and is used to dealing with cash buyers. The right realtor will be an asset to your team.
