We've been working diligently and looking at everything with out of the box thinking. Its finally begining to pay off. We sold our mobile home and had our offer to HUD accepted on a very nice 2200 sq. ft. single story 4 bd 2 bath ranch style home. The ranch is in a secluded area roughly 6 miles out of town and all neighboring properties have multiple acres zoned for horses. The contracts have been signed and we're moving forward. Next up, Inspections. This one will be our retirement home.
We've also come upon some really nice foreclosures and have floated several offers to the banks and still waiting to hear if they'll accept the offers or not. We're not stopping just because of a few road blocks, we're just trying new angles.
We finally found a Real Estate Agent who is actually an acitve Investor in the so cal market and we'll be working with her exclusively on all transactions. She's wonderful, full of energy and knowledge. The perfect fit to our team!
We're really enjoying life and its getting better as my "step" daughter is pregnant with our first grand child! The timing is wonderful as this home is a mere 15 minutes from our new grand baby. Plus its big enough that should it become necessary, my "step" daughter and grand baby can move in.

We'll keep you posted on our success which is under way and all but guaranteed at this point. Sure wish we could attend this year's "Edge" event as last years gave up the hope to press on.
