I know there are many courses that want you to pay for the info, but is there anyone out there who's done it before, and who can shed some light on how to get started for little to no money? thank you.

Not sure exactly what you are asking, but I buy at FC auctions and researching the properties is very time intensive and multiple nearby counties have overlapping auction times.
I would love to have someone who would drive around scouting the homes and even attend auctions and bid for me. I think that service would be helpful for an investor and would give you some experience.
If you wanted to do something like that, I would make up a small flyer saying what services you are offering and go to local auctions and hand them out to bidders.

Eric,
Thanks for the advice. I have been attending FC Auctions here to meet up with buyers to add to my buyers list. I agree that investors would like to have someone assist by scouting the homes and bidding at auctions as they are busy ensuring there is clear title, etc. Just had not considered it before.
Thank you and God bless.

This in my opinion is the most risky of foreclosure investing. No inspection, certified funds due at the time of purchase. Not much time, usually 3 days to drive by, determine (educated guess) rehab costs, determine O and E, what the true ARV is and what will be your maximum offer. This is the most advanced form of investing with the highest risk.
Explain how you think you will bird dog auction properties and who you would do it for. Step by step what is your plan?

Dallas I have been buying from bank foreclosure auctions for years for myself and others. There is a lot to figure out but you can make good money at it, if you make good picks for your buyers. I did post a little on this yesterday but if you like you can call me and I will give you information that can get you started.
